The Guaranteed Approval Program begins with a qualification process. You will download and return the registration sheet to us as soon as possible. Please note that our funds are limited so don’t delay! You will then pay the Credit Processing Fee that allows us to pull your credit. This is the only fee involved and it is $35 per person. At this point, the underwriting process has begun. You will be contacted by a licensed mortgage broker. Don’t worry! You do not have to have excellent credit or qualify for a traditional loan. This process simply allows us to determine which program will best fit your current situation, allowing us to choose the fastest route to home ownership.
If you qualify right away, you will be contacted by a local licensed Realtor that has been trained in our programs. You will have the opportunity to have any of your questions answered. The Realtor will want to find out the location, type, and size of home you are looking for and any specific criteria that is important to you. They will then search for homes that meet your criteria and show them to you at times convenient to your schedule. Once you have narrowed your choices down to two or three homes, the investor will begin the negotiation process to purchase your top choice. The goal here is for the investor to purchase the home at around 93% of its value. If the investor is unable to negotiate the sale, they will move on to your second choice. Once a fair sales price has been negotiated, the process of selling the home to you will begin. You will pay the appraised value for the home based on a professional, unbiased appraisal. This difference in price allows the investor to pay the Realtor fees, contribute to your closing costs, and to make a living for themselves. The mortgage will be a fixed 30 year loan at current market interest rates. The sale is closed at a title company. Once it is complete, you enjoy all the benefits of home ownership and we will be the mortgage holder.
